We're a small development partnership acquiring and developing complex sites: challenging plots and underused buildings across London & the commuter belt.
We care about creating homes with character: places that lift a street. We put real thought into what a site becomes, and how it sits in its surroundings.
There are fewer and fewer developers like us. The number of small housebuilders in the UK has fallen by around 80% since the late 1980s — from roughly 12,500 then to about 2,500 today. We're proud to be part of bringing that kind of small-scale, characterful development back.
We're a partnership of two. You deal with us directly, not a department. We're well supported though, bringing in experienced independent professionals to suit each site. We specialise in acquiring and developing sites like yours, starting with an open conversation about what makes sense for your land.
We take on only a handful of projects at a time. So if a letter from us has landed on your doormat, it's because we've looked at your site and think there's something worth talking about.
Holding land you're unsure what to do with, or land that's stopped earning its keep? We'll look at what a site could realistically support, and we're straight with you about what's possible.
Own a larger home with land or a garden you no longer use, or a building that's fallen into disrepair? If there's a plot or building you'd consider parting with, we'll look at what it could become: sensitively, and with real thought for what's already there.
Have an empty or underused commercial building: an old office, shop, pub or workshop? These are often perfect candidates for sensitive conversion back into use. We handle the complexity, including the planning, from start to finish.
We're rooted in London, with our current project in Hackney, and we're actively appraising sites across the wider commuter belt, from Epping to Brentwood and beyond.
Whether you're a farming family, a landowner, or sitting on a large home with land you've stopped using, we'd happily talk it through.
